Furniture Packages for Landlords and Developers – Are they worth it?Whether buying property at the moment is the right choice or not, is the subject of another debate but I own an investment property in London, a holiday home in Portugal and have just purchased another investment property in Southampton. The target demographic for the rentals is a corporate let, foreign students, and (in Portugal) holiday rentals.

As these are investments to generate a return and we had decided to let them fully furnished so they looked good and rented quickly, I decided to use a company that specialised in providing a full furniture package for my London and Portuguese properties and took their base package.

I have to admit it was still quite expensive at about £4,000 but this included input to the design, colour scheme, all accessories including silk full length triple pleat curtains, full delivery, installation and making up of any flat pack furniture. In fact once we decided what was needed I left them to it.

I was really pleased with the results and the London apartment rented within a week. The furniture is a mixture of good and not so good quality but is akin to Ikea. Here are a few more photographs of my Portuguese apartment.

The New Apartment in Southampton

With more time on my hands when I bought the apartment in Southampton, I decided to see if I could save some money and source the furniture and accessories myself.

Spending the day on the Internet using brand names such as Ikea, John Lewis, and Argos as well as some other lesser known cheaper end brands found on Google search. I made up a spreadsheet, listing the prices of all the furniture that I needed, comparing either one online store for the full package or a mixture that I would source myself and was really surprised to find that on aggregate it was near enough the same price as the furniture package and that excluded of course the cost of my time for measuring, sourcing, deciding where best to fit the furniture, deliveries and installation.

Another consideration is that if you are new to interior design or do not have the time to think about it, these companies can do it all for you and ensure that your property is presented for rental or sale in the best possible way.

In conclusion, I decided to use the same company for the Southampton rental and after legal completion of the sale I had it furnished and let within just two weeks.
